This covers a retail housing-loan application. Developer-assisted and subsidized projects have their own processing and eligibility rules.
- Cost / amount:
- Budget separately for application / appraisal, mortgage registration, insurance and any equity / transfer costs
- Obtain the itemized Pag-IBIG assessment for this loan program before paying; an agent’s package is not the official fee schedule
- Monthly amortization depends on the approved loan, term and repricing period
- Current announced program ceiling: ₱10 million; your approved amount depends on income, appraisal and eligibility
- Processing time:
- Application, appraisal, approval and post-approval release are separate stages
- A Notice of Approval is not yet loan release; title / mortgage and other release conditions must be completed
- How to start:
- Check eligibility and download the checklist for the exact loan purpose
Where to apply
The Pag-IBIG housing / mortgage-loan office handling the property, or its accepted online / developer-assisted channel. Confirm property jurisdiction before submission.

- Membership, age and repayment eligibility
Prepare the MID and savings record; the regular housing-loan program generally requires at least 24 monthly savings and checks age, income and other Pag-IBIG loan obligations.
- Housing Loan Application, identity and income evidence
Prepare the current application, accepted IDs and the income documents for employment, self-employment or overseas work listed in the checklist. Include spouse / co-borrower documents where applicable.
- Property title and tax records
TCT means Transfer Certificate of Title; CCT means Condominium Certificate of Title. Prepare the certified title, tax declaration and real-property-tax records specified for the property.
- Contract to Sell / sale documents and property details
Prepare the signed sale agreement and the seller / developer documents required by the purchase checklist. Check title ownership, liens and available equity before committing payment.
